You can explore the neighborhood by foot to walk the loop (Observation to Grand View to Sischo and back down Observation) or the trail that takes you from the property around the neighborhood through the State Park to Kerry Lane with nice panoramic canyon views.
However, you will want a car or at least a bike to get around Topanga. Welcome to Canyon Life!

TINY HOME:
This is a real tiny home, so space is small but beautifully designed to feel expansive. The loft is a sleeping loft only, meaning one can sit up but not stand up on the queen size bed. Stairs to the sleeping loft have no rail, please be careful climbing up and down! Not recommended for small children.
FAMILY & PETS:
We are family and dog friendly! Children 2 years old and above must be included as part of the total guest count. Please send us your dog’s breed and age when booking. We do require a $100 per pet fee and ask that you agree to our pet policy. Please keep pets off of all furniture including sofas and bedding, to minimize the risk of additional cleaning charges or unforeseen accidents or damages. Please be sure to pick up after your pet and dispose of waste in the proper garbage bins located near the driveway. Please see our House Rules for more information.
EXTRA GUESTS:
Guest count must not exceed the occupancy of the property. Keep in mind there is an added $50/night (plus booking fees & taxes) per guest for additional guests if approved. Any day guests must be approved prior to arrival. Day guests must leave by 10pm and are limited to a total of 4 guests. Children are considered as part of the total guest count.
POOL & SPA RULES:
The pool & spa is professionally cleaned every Thursday. Spa heating is complimentary, however, pool heating is an extra charge billed at an additional $100/day and must be heated for the entire duration of your stay. Unfortunately, we do not have the ability to prorate this charge for only a portion of your booking as it takes a minimum of 24hrs to heat the entire pool depending on base temperature and we must begin heating it the day before your arrival. Please notify us in advance of your arrival should you wish to utilize pool heating. The pool and spa can be easily controlled by the remote located inside the home. Please note that the pool and spa cannot be heated simultaneously, so if you are opting for pool heat and choose to use the spa, the pool is no longer heating and must be toggled back to the pool heat setting once you are done utilizing the spa. Please do not tamper with the pool and spa equipment as it will cause the equipment to malfunction. Please keep children supervised at all times, as there is no fencing and no lifeguard on duty.
VENDORS:
Please note that the home is serviced before and after every arrival and departure. During extended stays, our technicians service the exterior of the property on a regular basis to maintain our home, yard, pool, and spa. They will not enter the home but need to access the backyard. Landscaping, pool, and spa service is on Thursday or on an as-needed basis based on weather demands.
PLEASE BE RESPECTFUL OF OUR NEIGHBORS! We are in a quiet, residential neighborhood. Please follow our County’s Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise, or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours may result in the cancellation of your reservation without a refund. Sounds in the canyon do echo, so along with the breeze in the trees, birds chirping and bees buzzing, you may hear the faint sounds of a kid laughing next door, a lawn mower in the distance, or music floating down the canyon. To us locals, this is the beautiful song of the canyon. Due to the echo of the canyon, we also ask for our guests not to play loud music and be mindful of noise after 10pm.
SAFETY:
While the property is next to the state park on one side, boasting endless views, it backs up to our quiet neighborhood on the other side. The owners maintain a bee hive in the cactus garden, which is generally safe to be near, but please do not open the hive and disturb the bees.
RESPECT:
There are strict county ordinances regarding excessive noise and light pollution after 10pm. Please respect our neighbors, and refrain from loud noises and outdoor music by 10pm. The home is equipped with a decibel monitoring sensor located inside and outside of the home to ensure that neighborhood noise levels are respected. Removing the decibel monitor will result in a full security deposit loss and/or additional charges.
SOUND SYSTEM:
The Sonos sound system throughout the home has been disabled throughout the duration of your stay to help comply with and enforce county ordinances and regulations.
CHERISH:
Some of the things visitors to Topanga cherish the most are the abundance of wildlife and fauna. Cigarette butts, trash and food left on the ground can hurt our precious ecosystem. Also note that the property is natural and rustic. Think wood chip paths, fallen leaves, and natural grasses that grow green in the winter and spring, but may be dry in the hot California summer months. If you’ve never been to Topanga we’re all on septic, so occasionally under certain weather conditions, you may notice a slight odor (it’s just Canyon Livin’ 🙂
CLEANING:
Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason, we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!
PHOTOSHOOTS & VIDEOS:
If you’re interested in doing a photoshoot or video shoot for commercial/business use, please share the details of your project ahead of time. You MUST get approval beforehand! If approved, we have an additional fee for licensing and usage. Photoshoots for your personal social media accounts are welcomed!
WILDLIFE:
You’re surely guaranteed to encounter wildlife on your stay including families of lizards, insects, snakes, coyotes, and endangered kangaroo mice. Please use caution when outside, especially at night with any pets and children.
FIRE ZONE:
Our home is located in a Very High Fire Hazard Severity Zone
(VHFHSZ), smoking is not permitted in any exterior of the property.
NO SMOKING:
No smoking or burning candles. This is a non-smoking home. There will be a $250 charge for anyone not honoring this guideline.
BACKYARD FENCING:
We do not have fencing around the entire property, please always keep an eye on your pets and children. Canyon critters don’t find fencing to be a deterrent to them in our shared habitat.
EV CHARGER:
There is not an EV charger at the home, however, there is a Tesla Supercharger conveniently located at the corner of Cross Creek Rd and PCH just a short drive away. There are also multiple public EV charging stations around town, which allow charging for up to 2 hours per day.
PARKING:
There are 2 parking spaces available in the driveway in front of the black gate.
Note: Street parking is not allowed in front of the house and is not permitted by the County. Please be sure to keep all cars parked in designated parking spots in order to avoid tickets, fines, and/or towing of vehicles.
SECURITY SYSTEM:
The security system is designated for vacancy use and has been disabled throughout the duration of your stay for your convenience and to prevent misuse and false alarms.

Located in the Fernwood area of the Canyon, Montau Drive is one of the most grounded neighborhoods that maintains cooler temperatures due to its proximity to the ocean and the sheer volume of plants and trees that shade it, all while still showing off sweeping canyon views.
This property has direct access to a small trail into the State Park. Other favorite hikes you can drive to include Tuna Canyon Park, Red Rock Park, and Trippet.
The tiny home is a 4 minute drive to our local Mimosa Cafe. Just up the road a couple more minutes is Pine Tree Circle (aka “downtown” Topanga), a small collection of shops and local eats. Try Waterlilly for breakfast, Endless Color for pizza, Canyon Bistro for burgers, or Inn of the Seventh Ray for a romantic date night. Wander into Hidden Treasures for one of the best vintage thrift shops in LA and check out the fliers posted around town for events and experiences to check out while in the canyon.
For eats, we also love Topanga Living Cafe and Cafe 27, both further north on TCB. Down on the PCH try Cholada for amazing Thai, Reel Inn for fresh seafood, or Nobu for 5-star sushi. There’s even wine tasting at the Rosenthal Winery. All of these are ~10 minute drive.
The closest grocery stores, Topanga Canyon General Store and Canyon Gourmet, are both 5 minutes drive. Further away is Vons, Gelsons, Erewhon, Whole Foods, Ralph’s, Trader Joes, and Costco (15-20 mins).

Please be respectful of our neighbors and refrain from playing amplified music outdoors. Quiet hours begin at 10pm. Please do not bring glass outside. We offer designated plasticware for outdoor use. Feel free to bring our designated pillows and blankets outdoors, just bring them back inside when you’re finished. Please take standard precautions. Gardener arrives on Fridays or as needed based on weather conditions.

CHECK OUT / CLEANING PROCEDURES: Property will be inspected, sanitized and cleaned prior to your arrival and after your departure. Guest should leave the Property in the same general condition as Check-In meaning:
a) Any debris, rubbish and discards removed from the home.
b) Dishes and cooking messes cleaned up.
c) Put back any furniture or items that have been rearranged (inside and outside home).
d) All remote controls left in plain sight.
e) Refrigerator and Property should be left clean and free of perishable food.
f) Lounge chairs equipment, etc. put back in place.
g) BBQ cleaned with brush.
h) Please turn-off lights, heater, air conditioner, fans, appliances, etc.
i) Please make sure all doors and windows are closed and locked.
j) If applicable, leave keys, garage openers, and/or parking passes on the kitchen counter.
k) If Property is equipped with a lock-box, please return keys to the lock-box. The cleaning fee is for a standard cleaning only. If the home was left in poor condition and additional cleaning is required, fees will be charged to Guests credit card on file at the rate of $50 per hour. A $25 per item fee will be charged for each lost key or remote, and $75 for each garage door opener and remote control that is damaged or not left at the Property upon check-out.

POOL & SPA RULES:
The pool & spa is professionally cleaned every Thursday. Spa heating is complimentary, however, pool heating is an extra charge billed at an additional $100/day and must be heated for the entire duration of your stay. Unfortunately, we do not have the ability to prorate this charge for only a portion of your booking as it takes a minimum of 24hrs to heat the entire pool depending on base temperature and we must begin heating it the day before your arrival. Please notify us in advance of your arrival should you wish to utilize pool heating. The pool and spa can be easily controlled by the remote located inside the home. Please note that the pool and spa cannot be heated simultaneously, so if you are opting for pool heat and choose to use the spa, the pool is no longer heating and must be toggled back to the pool heat setting once you are done utilizing the spa. Please do not tamper with the pool and spa equipment as it will cause the equipment to malfunction. Please keep children supervised at all times, as there is no fencing and no lifeguard on duty.
VENDORS:
Please note that the home is serviced before and after every arrival and departure. During extended stays, our technicians service the exterior of the property on a regular basis to maintain our home, yard, pool, and spa. They will not enter the home but need to access the backyard. Landscaping, pool, and spa service is on Thursday or on an as-needed basis based on weather demands.
PLEASE BE RESPECTFUL OF OUR NEIGHBORS! We are in a quiet, residential neighborhood. Please follow our County’s Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise, or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours may result in the cancellation of your reservation without a refund. Sounds in the canyon do echo, so along with the breeze in the trees, birds chirping and bees buzzing, you may hear the faint sounds of a kid laughing next door, a lawn mower in the distance, or music floating down the canyon. To us locals, this is the beautiful song of the canyon. Due to the echo of the canyon, we also ask for our guests not to play loud music and be mindful of noise after 10pm.
SAFETY:
While the property is next to the state park on one side, boasting endless views, it backs up to our quiet neighborhood on the other side. The owners maintain a bee hive in the cactus garden, which is generally safe to be near, but please do not open the hive and disturb the bees.
RESPECT:
There are strict county ordinances regarding excessive noise and light pollution after 10pm. Please respect our neighbors, and refrain from loud noises and outdoor music by 10pm. The home is equipped with a decibel monitoring sensor located inside and outside of the home to ensure that neighborhood noise levels are respected. Removing the decibel monitor will result in a full security deposit loss and/or additional charges.
SOUND SYSTEM:
The Sonos sound system throughout the home has been disabled throughout the duration of your stay to help comply with and enforce county ordinances and regulations.
CHERISH:
Some of the things visitors to Topanga cherish the most are the abundance of wildlife and fauna. Cigarette butts, trash and food left on the ground can hurt our precious ecosystem. Also note that the property is natural and rustic. Think wood chip paths, fallen leaves, and natural grasses that grow green in the winter and spring, but may be dry in the hot California summer months. If you’ve never been to Topanga we’re all on septic, so occasionally under certain weather conditions, you may notice a slight odor (it’s just Canyon Livin’ 🙂
CLEANING:
Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason, we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!
PHOTOSHOOTS & VIDEOS:
If you’re interested in doing a photoshoot or video shoot for commercial/business use, please share the details of your project ahead of time. You MUST get approval beforehand! If approved, we have an additional fee for licensing and usage. Photoshoots for your personal social media accounts are welcomed!
WILDLIFE:
You’re surely guaranteed to encounter wildlife on your stay including families of lizards, insects, snakes, coyotes, and endangered kangaroo mice. Please use caution when outside, especially at night with any pets and children.
FIRE ZONE:
Our home is located in a Very High Fire Hazard Severity Zone
(VHFHSZ), smoking is not permitted in any exterior of the property.
NO SMOKING:
No smoking or burning candles. This is a non-smoking home. There will be a $250 charge for anyone not honoring this guideline.
BACKYARD FENCING:
We do not have fencing around the entire property, please always keep an eye on your pets and children. Canyon critters don’t find fencing to be a deterrent to them in our shared habitat.
EV CHARGER:
There is not an EV charger at the home, however, there is a Tesla Supercharger conveniently located at the corner of Cross Creek Rd and PCH just a short drive away. There are also multiple public EV charging stations around town, which allow charging for up to 2 hours per day.
PARKING:
There are 2 parking spaces available in the driveway in front of the black gate.
Note: Street parking is not allowed in front of the house and is not permitted by the County. Please be sure to keep all cars parked in designated parking spots in order to avoid tickets, fines, and/or towing of vehicles.

Located in the Fernwood area of the Canyon, Montau Drive is one of the most grounded neighborhoods that maintains cooler temperatures due to its proximity to the ocean and the sheer volume of plants and trees that shade it, all while still showing off sweeping canyon views.
This property has direct access to a small trail into the State Park. Other favorite hikes you can drive to include Tuna Canyon Park, Red Rock Park, and Trippet.
The tiny home is a 4 minute drive to our local Mimosa Cafe. Just up the road a couple more minutes is Pine Tree Circle (aka “downtown” Topanga), a small collection of shops and local eats. Try Waterlilly for breakfast, Endless Color for pizza, Canyon Bistro for burgers, or Inn of the Seventh Ray for a romantic date night. Wander into Hidden Treasures for one of the best vintage thrift shops in LA and check out the fliers posted around town for events and experiences to check out while in the canyon.
For eats, we also love Topanga Living Cafe and Cafe 27, both further north on TCB. Down on the PCH try Cholada for amazing Thai, Reel Inn for fresh seafood, or Nobu for 5-star sushi. There’s even wine tasting at the Rosenthal Winery. All of these are ~10 minute drive.
The closest grocery stores, Topanga Canyon General Store and Canyon Gourmet, are both 5 minutes drive. Further away is Vons, Gelsons, Erewhon, Whole Foods, Ralph’s, Trader Joes, and Costco (15-20 mins).

Feel free to bring our designated pillows and blankets outdoors, just bring them back inside when you’re finished. Please take standard precautions. Gardener arrives on Fridays or as needed based on weather conditions.

CHECK OUT / CLEANING PROCEDURES: Property will be inspected, sanitized and cleaned prior to your arrival and after your departure. Guest should leave the Property in the same general condition as Check-In meaning:
a) Any debris, rubbish and discards removed from the home.
b) Dishes and cooking messes cleaned up.
c) Put back any furniture or items that have been rearranged (inside and outside home).
d) All remote controls left in plain sight.
e) Refrigerator and Property should be left clean and free of perishable food.
f) Lounge chairs equipment, etc. put back in place.
g) BBQ cleaned with brush.
h) Please turn-off lights, heater, air conditioner, fans, appliances, etc.
i) Please make sure all doors and windows are closed and locked.
j) If applicable, leave keys, garage openers, and/or parking passes on the kitchen counter.
k) If Property is equipped with a lock-box, please return keys to the lock-box. The cleaning fee is for a standard cleaning only. If the home was left in poor condition and additional cleaning is required, fees will be charged to Guests credit card on file at the rate of $50 per hour. A $25 per item fee will be charged for each lost key or remote, and $75 for each garage door opener and remote control that is damaged or not left at the Property upon check-out.

TINY HOME:
This is a real tiny home, so space is small but beautifully designed to feel expansive. The loft is a sleeping loft only, meaning one can sit up but not stand up on the queen size bed. Stairs to the sleeping loft have no rail, please be careful climbing up and down! Not recommended for small children.
FAMILY & PETS:
We are family and dog friendly! Children 2 years old and above must be included as part of the total guest count. Please send us your dog’s breed and age when booking. We do require a $100 pet fee and ask that you agree to our pet policy. Please keep pets off of all furniture including sofas and bedding, to minimize the risk of additional cleaning charges or unforeseen accidents or damages. Please be sure to pick up after your pet and dispose of waste in the proper garbage bins located near the driveway. Please see our House Rules for more information.
