The faster you give us information, the faster we launch your listing. Here’s the complete rundown.
Property Information (Non-Negotiable)
We need the basics first: your full property address, property type (single-family, condo, apartment, etc.), number of bedrooms and bathrooms, and total square footage. If you have a property tax ID or MLS number, that helps us cross-reference public records and permitting data, but it’s not required.
Next: your Airbnb login credentials (we’ll use them to optimize your current listing) or your Airbnb listing URL (if you want us to start fresh or if you don’t have an account yet). If your property isn’t yet on Airbnb, we can help you create the listing, but you’ll need to provide initial photos.
Access and Operational Details
We need to understand how guests get in: Do you have a smart lock, a lockbox, or do you handle check-in manually? If it’s a smart lock, give us the brand, model, and the access password so we can set up a unique code for each guest. If it’s a lockbox, tell us the location and combination. If you handle check-in manually, tell us your preferred time window and any constraints.
Wi-Fi information: SSID and password. Guests will ask for it immediately. Make sure you’re comfortable sharing your network details or if you prefer to set up a separate guest network. Many smart property systems integrate with Wi-Fi, so we may need admin access to your router—but we’ll only access what we absolutely need.
Check-in and checkout times: what hours work for you? Standard is 3 PM check-in and 11 AM checkout, but if you need flexibility, tell us. Parking instructions: is there a dedicated spot, street parking, a lot? Write it out exactly as you’d tell a guest.
House Rules and Guest Expectations
Your house rules: no smoking, no pets, quiet hours after 10 PM, no parties, maximum occupancy limits. Be specific. Rules that are vague don’t get followed. The more detailed and clear you are upfront, the fewer conflict situations we encounter. Good rules prevent bad bookings.
Emergency contact information: yours and a backup (a neighbor, family member, property manager). Guests shouldn’t need it often, but when they do, they need it fast. Also: which items in the property are off-limits? Wine fridge? Freezer? Master bedroom closet? Tell us so we can block them off or inform guests appropriately.
Cleaning and Turnover Preferences
How often and how thoroughly do you want the property cleaned between guests? After every booking? After weekly bookings? Do you do it yourself or use a cleaning service? If it’s a service, give us the contact info and their rate per cleaning. Turnaround time: can you turn a property in 2 hours or do you need 4 hours?
This information shapes our booking strategy. If your turnover takes 8 hours, we can’t back-to-back book daily. If you can turn in 2 hours, we can maximize occupancy. Be honest about timelines—if you overcommit, you’ll scramble.
Photos (If You Don’t Have a Listing Yet)
If your property isn’t on Airbnb, we need current photos. Phone photos are fine—we can help you sequence them—but clarity matters. Clear daytime photos of every room, outdoor space, parking, and unique selling points (views, fireplace, kitchen). If your photos are weak or you’re not comfortable shooting, we can coordinate a professional photographer. That runs $200–$400 typically, and it’s worth it.
Payout Information
How do you want to be paid? Most hosts use Airbnb’s direct payout to bank account. We’ll need your bank details for that (routing number, account number). Alternatively, you can use PayPal or other services. Tell us your preference and provide the necessary account information. We cannot process payouts to wrong accounts, so triple-check this.

The principle is simple: the more information you give us upfront, the less we have to chase you for later. Every question mark we have to follow up on delays your launch by a day. Every detail you provide means we can optimize faster and start generating revenue sooner. We’re not being bureaucratic; we’re being efficient.
Some information you might think is trivial—parking details, Wi-Fi passwords, preferred checkout time—is actually what separates guest experiences that generate five-star reviews from ones that generate complaints. We need to know your preferences so we can set correct expectations.
What Happens After You Submit
You submit the checklist. We review it, ask clarifications if needed, confirm your address against city permit records, verify your listing on Airbnb, and begin the optimization process (which we’ll explain in our next article). Target timeline: listing live and optimized within 7–10 days from submission, assuming you’re already permitted and have current photos.
