Most hosts pick based on fee percentage. The smart ones pick based on how they actually want to run their business.
You’re comparing our plans, probably in a spreadsheet right now, doing the math on a 20% vs 25% vs 15% fee structure. That’s the wrong starting point.
The right question isn’t “which plan costs less?” It’s “how do I actually want to spend my time, and what’s that time worth?”
If You’re Seasonal or Testing the Waters: Standard Plan
The Standard Plan (20%) makes sense if your hosting situation is temporary or irregular. Maybe you:
- Rent your Nashville condo short-term in summer, but go long-term in winter
- Have a Seattle ADU you’re testing as a rental before committing full-time
- Want to block off weekends for personal use without coordinating with a PM company
You keep full calendar control. You can pause, pivot, or go back to long-term leasing without breaking a contract. The tradeoff? You’re still coordinating housekeeping and fielding maintenance texts. For hosts doing this part-time or seasonally, that’s usually fine. For hosts running multiple properties year-round, it becomes a $25/hour job you didn’t sign up for.
If You Want Genuinely Hands-Off: Premium Plan
The Premium Plan (25%) is for hosts who want their rental to run like a business they don’t manage. We see this work best for:
- Out-of-state owners (you live in Portland, your rental’s in Denver)
- Hosts with 2+ properties who are drowning in vendor coordination
- Anyone who calculated their actual hourly rate on hosting tasks and realized they’re paying themselves $18/hour to chase housekeepers
Premium includes in-house housekeeping and full maintenance handling. You’re not approving every $140 plumber visit or negotiating with cleaning services. The 5% fee difference pays for itself if you value your time above $35/hour—and if you’re managing property in one of our markets, you probably do.
We pulled data from our Los Angeles and San Diego portfolios last quarter: Premium Plan properties averaged 4.2% higher occupancy than owner-coordinated Standard Plan properties, mostly because turnovers happened faster and cancellations due to maintenance issues dropped to nearly zero.
If You’re Margin-Focused and Want Control: Advanced Plan
The Advanced Plan (15%) is not for beginners. It’s for experienced hosts who:
- Already have trusted housekeeping and handyman relationships
- Want to approve every maintenance expense before it’s incurred
- Know their numbers cold and optimize for profit per booking, not convenience
You’re directing the operation—we’re handling guest communication, pricing optimization, and platform management. If you’re the type of host who enjoys comparing three bids for HVAC work and scheduling your own turnovers, this plan saves you 5-10% in fees while keeping the data and pricing layer that actually drives revenue.
The Real Decision Point
Standard if you’re part-time or testing. Premium if your time is worth more than hosting tasks pay. Advanced if you’re already operationally savvy and want our pricing engine without full-service overhead.
