While the property is next to the state park on one side, boasting endless views, it backs up to our quiet neighborhood on the other side.

There are strict county ordinances regarding excessive noise and light pollution after 10pm. Please respect our neighbors, and refrain from loud noises and outdoor music by 10pm. The home is equipped with a decibel monitoring sensor located inside and outside of the home to ensure that neighborhood noise levels are respected. Removing the decibel monitor will result in a full security deposit loss and/or additional charges.
SOUND SYSTEM:
The Sonos sound system throughout the home has been disabled throughout the duration of your stay to help comply with and enforce county ordinances and regulations.

Some of the things visitors to Topanga cherish the most are the abundance of wildlife and fauna. Cigarette butts, trash and food left on the ground can hurt our precious ecosystem. Also note that the property is natural and rustic. Think wood chip paths, fallen leaves, and natural grasses that grow green in the winter and spring, but may be dry in the hot California summer months. If you’ve never been to Topanga we’re all on septic, so occasionally under certain weather conditions, you may notice a slight odor (it’s just Canyon Livin’ 🙂

Topanga Village offers a handful of beloved cafés, farm-to-table restaurants, and independent boutiques. Drive 15 minutes in either direction and you’re on Pacific Coast Highway — with Malibu’s beaches, restaurants, and surf breaks to the west, and Santa Monica and Venice Beach to the east.
This is the ideal base for guests who want to feel completely removed from city noise while staying connected to everything Los Angeles has to offer.
The entire house and yard is yours — everything inside the wooden gate. Enjoy complete privacy throughout your stay.
One designated parking space is available on the premises in the driveway. Street parking in Topanga is limited and in some areas prohibited by the County — please use the driveway spot provided.

FAMILY & PETS:
We are family and dog friendly! Children 2 years old and above must be included as part of the total guest count. Please send us your dog’s breed and age when booking. We do require a $100 per pet fee and ask that you agree to our pet policy. Please keep pets off of all furniture including sofas and bedding, to minimize the risk of additional cleaning charges or unforeseen accidents or damages. Please be sure to pick up after your pet and dispose of waste in the proper garbage bins located near the driveway. Please see our House Rules for more information.
EXTRA GUESTS:
Guest count must not exceed the occupancy of the property. Keep in mind there is an added $50/night (plus booking fees & taxes) per guest for additional guests if approved. Any day guests must be approved prior to arrival. Day guests must leave by 10pm and are limited to a total of 4 guests. Children are considered as part of the total guest count.
VENDORS:
Please note that the home is serviced before and after every arrival and departure. During extended stays, our technicians service the exterior of the property on a regular basis to maintain our home and yard. They will not enter the home but need to access the backyard. Landscaping service is on Thursday or on an as-needed basis based on weather demands.
PLEASE BE RESPECTFUL OF OUR NEIGHBORS! We are in a quiet, residential neighborhood. Please follow our County’s Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise, or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours may result in the cancellation of your reservation without a refund. Sounds in the canyon do echo, so along with the breeze in the trees, birds chirping and bees buzzing, you may hear the faint sounds of a kid laughing next door, a lawn mower in the distance, or music floating down the canyon. To us locals, this is the beautiful song of the canyon. Due to the echo of the canyon, we also ask for our guests not to play loud music and be mindful of noise after 10pm.
SAFETY:
While the property is next to the state park on one side, boasting endless views, it backs up to our quiet neighborhood on the other side.
RESPECT:
There are strict county ordinances regarding excessive noise and light pollution after 10pm. Please respect our neighbors, and refrain from loud noises and outdoor music by 10pm. The home is equipped with a decibel monitoring sensor located inside and outside of the home to ensure that neighborhood noise levels are respected. Removing the decibel monitor will result in a full security deposit loss and/or additional charges.
SOUND SYSTEM:
The Sonos sound system throughout the home has been disabled throughout the duration of your stay to help comply with and enforce county ordinances and regulations.
CHERISH:
Some of the things visitors to Topanga cherish the most are the abundance of wildlife and fauna. Cigarette butts, trash and food left on the ground can hurt our precious ecosystem. Also note that the property is natural and rustic. Think wood chip paths, fallen leaves, and natural grasses that grow green in the winter and spring, but may be dry in the hot California summer months. If you’ve never been to Topanga we’re all on septic, so occasionally under certain weather conditions, you may notice a slight odor (it’s just Canyon Livin’ 🙂
CLEANING:
Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason, we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!
PHOTOSHOOTS & VIDEOS:
If you’re interested in doing a photoshoot or video shoot for commercial/business use, please share the details of your project ahead of time. You MUST get approval beforehand! If approved, we have an additional fee for licensing and usage. Photoshoots for your personal social media accounts are welcomed!
WILDLIFE:
You’re surely guaranteed to encounter wildlife on your stay including families of lizards, insects, snakes, coyotes, and endangered kangaroo mice. Please use caution when outside, especially at night with any pets and children.
FIRE ZONE:
Our home is located in a Very High Fire Hazard Severity Zone (VHFHSZ), smoking is not permitted in any exterior of the property.
NO SMOKING:
No smoking or burning candles. This is a non-smoking home. There will be a $250 charge for anyone not honoring this guideline.
BACKYARD FENCING:
While the property does have fencing around the entire property, please always keep an eye on your pets and children. Canyon critters don’t find fencing to be a deterrent to them in our shared habitat.
EV CHARGER:
There is not an EV charger at the home, however, there is a Tesla Supercharger conveniently located at the corner of Cross Creek Rd and PCH just a short drive away. There are also multiple public EV charging stations around town, which allow charging for up to 2 hours per day.
PARKING:
There is one parking space available in the driveway in front of the entry gate.
Note: Street parking is not allowed in front of the house and is not permitted by the County. Please be sure to keep all cars parked in designated parking spots in order to avoid tickets, fines, and/or towing of vehicles.
SECURITY SYSTEM:
The security system is designated for vacancy use and has been disabled throughout the duration of your stay for your convenience and to prevent misuse and false alarms.
